London home staging in Clareville Street, Kensington let within a week by Knight Frank.

A recent London house staging project by Cullum Design in Clareville Street, Kensington was quickly Let after Cullum Design were asked to come and home stage the property.

This is an impressive house in Kensington and I was delighted when I was asked firstly to consult on presentation and then to house stage it for the sales & lettings market. Once we had completed the staging, the house was relaunched with Knight Frank.

The property had already been home staged by another company, but the owners asked me to come in and consult as it had been on the market for over 6 months with very little interest. My feeling was that the atmosphere of the house wasn’t coming across – it felt dark and not very homely considering it was a substantial family house in Kensington off the Gloucester Road. Windows were also darkened by too much heavy looking curtains, that were not only dark in colour but also blocked alot of light, and some areas of the house looked like it needed some decoration works to make the space feel lighter. I wasn’t expecting to be asked to home stage, but it was a pleasure to be asked to address the interiors of this house and to interior style this house., Above all I was then thrilled to hear that within a week of relaunching with Knight Frank a tenant had been found!

Home staging can hugely increase the presentation of the rooms to enable people looking online or at the property how to visualise using the space. It really can help to create atmosphere and energy in the rooms which is crucial in making that first impression which can lead to a successful sale or let.

With over 5 floors, one floor simply covering a master suite, a basement with an indoor children’s climbing frame (I know!! those rainy days entertaining kids would be solved) and a media area for family film night, this house I grew to be very fond of by the time I had finished styling it.

This house really grew on me as I spent more time in the house prior to staging. It is a fabulous house and needed to be shown at its best.

I used some of my favourite items from my furniture rental stock – The Sofa and Chair Company, Andrew Martin, Oka, Fermoie, Designers Guild and more. I hope that the quality of furniture shows in the presentation and reflects the prime level of this property. The layout works well and in styling I wanted to show the large windows and light filled rooms, so using neutral fabrics and adding colour through artwork and accessories. The kitchen downstairs was styled using white chairs to lift the space, and laying the dining table with white plates to show what a lovely light open space it is. One of my favourite finds for this house is the copper herb containers from Anthropologie. Using copper is a great way to reflect light and create a warm energy. In the basement I used indoor bamboo faux plants and greenery including a light green rug from Designers Guild to create a topiary outdoor feeling as this room had no windows so wanted to still feel nature was present. The master suite is luxurious and spacious with a luxury bedspread from The White Company, shargreen leather bedside tables, linen ottoman and dressing table area as well as a dressing room and walk in wardrobe.
